There must be a low vacancy rate, the rents of the properties must be affordable to the community- affordable rents mean easier to rent out. The area should also have a large percentage of owner occupiers rather than renters.

If you purchase a property for capital growth its the land content that usually grows in value. The higher the land content in your investment, the higher capital growth. 84% of Australian investors buy units, of this the land content is less than 15% of the purchase price. You need at least 30% land content.
By purchasing a new home on an average size block of land in growing areas of NSW you achieve a high land content, higher rental yield and maximum depreciation benefits. This all adds up to having a manageable investment that will have good long term growth, less maintenance and will always be more affordable to hold.
